Can you hold a place before I apply?
Properties are typically rented on a first-come, first-served basis once a completed application and required fees are received; to secure a unit, we recommend applying promptly. If you need a temporary hold, contact Lotus Key Homes to discuss a holding deposit and timeline—holds are granted at management’s discretion and are not guaranteed without completed paperwork and payment. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property; typically tenants pay the first month’s rent and a security deposit before move-in, and in some instances certain properties may also require last month’s rent. All required fees and deposits are disclosed up front so there are no surprises at lease signing. -
How old do you have to be to apply?
Applicants must be of legal age to enter a lease, which is generally 18 years or older; exceptions (such as emancipation) depend on local law and require documentation. ALL adults 18 and older residing in the property must submit an application to be reviewed for approval. -
Is the deposit refundable?
Security deposits are generally refundable if the unit is returned in good condition and all lease terms are met; deductions may be made for unpaid rent, damages beyond normal wear and tear, pet violations, required cleaning and more. Lotus Key Homes returns deposits in accordance with state and local law and provides an itemized statement for any deductions. -
Who needs a cosigner?
A cosigner (guarantor) may be required when an applicant does not meet income, credit, or rental history criteria. Cosigners must meet our financial qualifications and sign a guarantor agreement to assume responsibility if the tenant defaults. -
You have a property I want to rent. How do I apply?
Apply online or in person—submit a completed application, the application fee, and required documents such as proof of income, government ID, and rental references. Applications with complete documentation are processed faster; contact Lotus Key Homes if you need guidance on required materials. -
How do I pay rent?
Rent is typically paid through the tenant portal online, by bank transfer (ACH), or by check/money order where accepted. We also have options for you to set up autopay. Payment options and due dates are outlined in your lease and the tenant portal for convenience and transparency. -
I want to get a pet. What do I do?
Review your lease and contact management before bringing a pet into the home. Some properties allow pets with a non-refundable pet deposit, monthly pet rent, breed/size restrictions, and a signed pet agreement; others may simply not allow pets. We’ll explain any additional requirements and fees. -
I want to move out, but my roommate wants to stay. What do I do?
All leaseholders remain responsible for the full lease term unless management approves a change. The remaining tenant must qualify on their own or you may help find an approved replacement; management can guide you through lease reassignment or amendment steps. -
My lease expiration is coming and I want to move out. What do I do?
Check your lease for the required written notice period (typically NO LESS THAN 30–60 days) and submit your notice to vacate in writing by that deadline. We will generally be in contact before the lease expires with more information. Follow move-out instructions for keys, final inspection, forwarding address, and cleaning to ensure deposit return. -
Who is responsible for paying for repairs & maintenance requests?
Lotus Key Homes coordinates routine and emergency maintenance to protect your home and investment. Tenants should notify us in a timely manner when any issues arise and promptly submit maintenance requests through the online portal. In addition, tenants are responsible for repairs resulting from routine maintenance such as changing light bulbs, thermostat batteries, or HVAC furnace filters for example. Costs of repairs that result from negligence or misuse may be billed back to the tenant as well.
