Are you licensed?

Can I reach you after hours?
Yes. We provide a 24/7 emergency contact for urgent maintenance or safety issues. Non-emergency inquiries and routine communications are handled during normal business hours with timely, transparent follow-up. -
Can you put the money directly into my account?
Yes. We offer direct deposit for owner disbursements so rental income and monthly statements are delivered efficiently. Electronic payments streamline reconciliation and reduce delays. -
Do I get to see the lease or sign it?
Owners receive the lease for review before execution. Lotus Key Homes will sign leases on your behalf unless you request to sign or co-sign; we follow your preferences while ensuring lease terms protect the asset and comply with law. -
Do you sell real estate too?
Yes. In addition to full-service property management, Lotus Key Homes provides real estate services. If you’re considering buying or selling investment properties, we can discuss options, market strategy, and how a transaction fits your portfolio goals. -
How and when do I get my checks?
Owner disbursements are processed on a regular monthly schedule after rent is collected and expenses are reconciled. Payments are issued by direct deposit or check and are accompanied by detailed statements showing income, fees, and maintenance costs. -
How is rent collection handled?
We use multiple payment channels, including an online tenant portal with ACH and card options, to maximize on-time rent collection. Late payments are handled per lease terms, with clear communication, late fees as allowed, and follow-up actions consistent with applicable law. -
How long of a lease do you sign?
Standard leases are typically 12 months to balance tenant stability and market flexibility. We also offer customizable terms—short-term, long-term, or month-to-month—based on owner preferences and local market conditions. -
How much security deposit do you charge the tenant?
Security deposit amounts align with local laws and market standards and are determined case-by-case considering rent level and tenant qualifications. We apply consistent screening criteria to set deposits that protect your asset while remaining competitive. -
How soon can you start managing my property?
We can begin once a signed management agreement is in place and the property is prepared for leasing. Typical onboarding includes an initial inspection and account setup, plus obtaining info on your specific preferences, then we can start marketing and managing promptly. -
What type of properties do you manage?
Lotus Key Homes manages a range of property types, including single-family homes, small multi-family properties, condominiums, and more—using scalable systems and hands-on service to protect assets and support portfolio growth. -
What type of reports do I get and how often?
Owners receive monthly financial statements that detail rent collection, expenses, maintenance activity, and repair reserves (if applicable). We also provide access to an owner portal for real-time updates and can supply custom reports on request to support transparency and informed decisions. -
Who holds the tenant security deposit?
Tenant security deposits are held in a separate trust or escrow account as required by local law. Lotus Key Homes maintains transparent handling and documentation of deposits, including accounting for interest or statutory requirements based on jurisdiction.
